## Questions we hear from Hong Kong

### Can a Hong Kong resident own property in Thailand outright?

Yes. A condominium unit can be owned freehold in a foreigner's own name, within the building's foreign quota of 49% of the units' total floor area; the title deed is registered at the Land Office.

Outside the quota, and for villas and land, the usual form is a long leasehold registered at the Land Office. Foreigners cannot own land directly; a Thai company can hold it only where it is a genuine business — nominee structures are unlawful. We tell you which applies to each unit, with a lawyer's opinion, before you decide.

### Is Phuket really cheaper, or just different?

Both. Per square metre, a branded residence on this page costs a fraction of an average flat on Hong Kong Island — the instrument above shows the arithmetic with its sources. Running costs are lower too: common-area fees of a few dollars per square metre a month, and the annual land-and-building tax on a home you use yourself is small — it depends on the assessed value and the use, and we give a unit-specific estimate.

It is also a different asset: a resort residence that a hotel operator rents out while you are away, in a market where prime west-coast land is limited — Knight Frank's own reading of 2025. Values and rental demand can rise or fall; we bring both sides of that to the call.

### What is a branded residence?

A home sold under a hotel or developer brand that sets the design and service standards and usually runs the rentals: The Standard, Banyan Tree, Angsana, MGallery, InterContinental, Radisson on this page.

You own the unit; the operator hosts the guests, maintains the property and reports to you when you are not using it yourself.

### How do I pay from Hong Kong?

By international transfer in a foreign currency — Hong Kong or US dollars — to the developer's account. For a freehold condominium the funds must arrive from abroad in foreign currency, confirmed by the receiving bank's Foreign Exchange Transaction form; this is what the Land Office asks for at registration.

Payments are staged through construction: a reservation, a contract payment, instalments, the balance at handover. Some developers discount a full upfront payment.

### How far is it, really?

Hong Kong to Phuket International is about 3 hours 50 minutes non-stop, with several flights a day on Cathay Pacific, HK Express and Hong Kong Airlines. Phuket is one hour behind Hong Kong.

### How long can I stay in Thailand?

A Hong Kong SAR passport enters Thailand without a visa for 30 days. For longer, Thailand offers the Destination Thailand Visa (five years, long stays per entry), the Long-Term Resident visa (ten years, for wealthy and remote-working applicants) and Thailand Privilege membership (five to twenty years).

Owning property does not by itself grant residence; we point you to the option that fits your plans and the current rules.

### What does it cost on top of the price?

Government fees and taxes for the registration, a furniture package where it is not included, the common-area fees and the sinking fund, legal assistance if you want your own lawyer, bank fees for the transfer.

The annual land-and-building tax on a condominium you use yourself is small; it depends on the assessed value and the use, and we give the figures per project in writing.

### How does the rental programme work?

In a rental programme the operator markets the unit, hosts the guests, maintains the property and reports to you monthly or quarterly. Income is shared under the programme's terms, and the weeks you keep for your own use are set by the programme.

Some developers write a fixed return for the first years into the contract; otherwise the figures depend on occupancy and are not guaranteed. We bring each operator's own numbers to the call.
