- Freehold condominium titles in your own name

The arithmetic
The same money. A different life.
A square metre of a flat on Hong Kong Island averages US$24,500. The branded residences on this page start at US$3,000 per square metre. Set a budget and see what it buys in Hong Kong and in Phuket.

An illustration: each budget is divided by the average price per square metre. Hong Kong: the official average for Hong Kong Island, flats of 100 to 159.9 m² (class D), 2025 average, secondary market, saleable area (Rating and Valuation Department, Private Domestic — Average Prices by Class, 2025), converted at 7.8 HK$ per US$; a 40 to 69.9 m² flat on the Island (class B) averaged US$17,200 in the same year. Phuket: the lowest (US$3,000) and the median of the projects' lowest (US$6,300) price per square metre of the units from US$300,000 in the ten projects below — starting prices, not the price of every unit, catalogue data as of October 11, 2026. Averages, not two particular homes: a unit's price depends on its floor, its view and its finish.
Why now
A market that moves — and a shortage of the good stuff.
Phuket is not a sleepy resort market. Branded residences carry a premium, villa sales grew, and new condominium launches halved in a year — fewer new units coming while the west-coast land stays finite.
About 5,073 units launched — half of the year before. The good land along the west coast is finite. Knight Frank, year-end 2025.
Branded condominiums averaged THB 181,000 per square metre against THB 141,000 for the rest. C9 Hotelworks, Phuket property market update, 2025.
The west-coast strip where most of the residences on this page stand. Knight Frank, year-end 2025.
In 380+ projects across Thailand, 290+ of them in Phuket, every price published. Counted in our live catalogue on the date below.
Colliers Thailand expects Phuket prices to move towards the levels of Bangkok and other leading cities in 2026 — a forecast, not a promise. Past growth does not guarantee future growth, and rental income depends on occupancy.
Life on the island
Everything a city has. Then the sea.
Phuket has what a city has — the luxury brands, Michelin-listed kitchens, international schools and hospitals, marinas and golf — and then the sea: twenty minutes from a beach where the coconut is cut open in front of you.

Beaches, and a fresh coconut on every one
Bang Tao, Surin, Kamala, Layan, Nai Harn: a west coast of long sand beaches, beach clubs and quiet coves. The day ends with a cold young coconut on a sunbed, not with a queue for a taxi.

The brands you know, by the sea
The Floresta luxury wing of Central Phuket carries Hermès, Louis Vuitton, Dior, Gucci, Bulgari, Prada and Tiffany & Co., and the US$836 million expansion announced in 2026 is set to double its luxury floor by the end of 2026.

A Michelin island
Phuket has its own pages in the Michelin Guide Thailand: 19 Bib Gourmand addresses in the 2026 selection, from beach shacks to chef's tables — and a starred table across the bridge in Phang Nga.

Marinas, yachts and golf
Royal Phuket Marina, Ao Po Grand Marina, Boat Lagoon and Yacht Haven for a day in Phang Nga Bay; championship golf at Blue Canyon, Laguna and Red Mountain.
Schools and hospitals of international standard
British International School Phuket, UWC Thailand and HeadStart for the children; Bangkok Hospital Phuket and Siriroj for everything from a check-up to surgery.

An air hub, not an outpost
Phuket International handled 16 million passengers in fiscal 2024, 9.8 million of them international, with non-stop flights across Asia, the Gulf and Europe.
Staying
Come for a weekend. Stay for a season.
A Hong Kong SAR passport enters Thailand without a visa for 30 days. For longer stays Thailand has built the options; which one fits depends on your plans, not on owning a home.
30 days, no visa
Visa-free entry for Hong Kong SAR passports under the bilateral arrangement — unchanged by the 2026 reform of the tourist exemptions.
Destination Thailand Visa
Five years, multiple entries, up to 180 days per stay — for qualifying remote workers and participants in approved activities, with their dependants; evidence is required.
Long-Term Resident visa
Ten years for wealthy global citizens, pensioners and remote professionals; work rights and tax benefits depend on the category and on qualifying.
Thailand Privilege
Membership residence from five to twenty years, with airport and government-liaison services included.
Visa rules change; we point you to the current ones for your passport and your plans. Owning property does not by itself grant residence.

How we meet
A video call with our experts — and a meeting in Hong Kong when you want one
Twenty minutes is enough to start: you name the budget, the goal and the horizon, we bring the projects that fit with their prices, payment plans and the operators' programmes. Then, if you want to see it — a viewing day in Phuket, with our car at the airport. And if you would rather talk across a table first, we fly to Hong Kong: it is under four hours for us too.

Questions we hear from Hong Kong
Can a Hong Kong resident own property in Thailand outright?
Yes. A condominium unit can be owned freehold in a foreigner's own name, within the building's foreign quota of 49% of the units' total floor area; the title deed is registered at the Land Office.
Outside the quota, and for villas and land, the usual form is a long leasehold registered at the Land Office. Foreigners cannot own land directly; a Thai company can hold it only where it is a genuine business — nominee structures are unlawful. We tell you which applies to each unit, with a lawyer's opinion, before you decide.
Is Phuket really cheaper, or just different?
Both. Per square metre, a branded residence on this page costs a fraction of an average flat on Hong Kong Island — the instrument above shows the arithmetic with its sources. Running costs are lower too: common-area fees of a few dollars per square metre a month, and the annual land-and-building tax on a home you use yourself is small — it depends on the assessed value and the use, and we give a unit-specific estimate.
It is also a different asset: a resort residence that a hotel operator rents out while you are away, in a market where prime west-coast land is limited — Knight Frank's own reading of 2025. Values and rental demand can rise or fall; we bring both sides of that to the call.
What is a branded residence?
A home sold under a hotel or developer brand that sets the design and service standards and usually runs the rentals: The Standard, Banyan Tree, Angsana, MGallery, InterContinental, Radisson on this page.
You own the unit; the operator hosts the guests, maintains the property and reports to you when you are not using it yourself.
How do I pay from Hong Kong?
By international transfer in a foreign currency — Hong Kong or US dollars — to the developer's account. For a freehold condominium the funds must arrive from abroad in foreign currency, confirmed by the receiving bank's Foreign Exchange Transaction form; this is what the Land Office asks for at registration.
Payments are staged through construction: a reservation, a contract payment, instalments, the balance at handover. Some developers discount a full upfront payment.
How far is it, really?
Hong Kong to Phuket International is about 3 hours 50 minutes non-stop, with several flights a day on Cathay Pacific, HK Express and Hong Kong Airlines. Phuket is one hour behind Hong Kong.
Most of our clients from Hong Kong come for a long weekend to view, and handle the rest remotely.
How long can I stay in Thailand?
A Hong Kong SAR passport enters Thailand without a visa for 30 days. For longer, Thailand offers the Destination Thailand Visa (five years, long stays per entry), the Long-Term Resident visa (ten years, for wealthy and remote-working applicants) and Thailand Privilege membership (five to twenty years).
Owning property does not by itself grant residence; we point you to the option that fits your plans and the current rules.
What does it cost on top of the price?
Government fees and taxes for the registration, a furniture package where it is not included, the common-area fees and the sinking fund, legal assistance if you want your own lawyer, bank fees for the transfer.
The annual land-and-building tax on a condominium you use yourself is small; it depends on the assessed value and the use, and we give the figures per project in writing.
How does the rental programme work?
In a rental programme the operator markets the unit, hosts the guests, maintains the property and reports to you monthly or quarterly. Income is shared under the programme's terms, and the weeks you keep for your own use are set by the programme.
Some developers write a fixed return for the first years into the contract; otherwise the figures depend on occupancy and are not guaranteed. We bring each operator's own numbers to the call.
Do you sell only these ten residences?
No. These ten are the branded shortlist for this page. Our catalogue holds 19,000+ properties on sale in 380+ projects — condominiums and villas in Phuket, and projects in Pattaya, Bangkok and Samui.
Tell us the budget and the goal, and we shortlist from all of it.
Do I have to come to Phuket?
No. The reservation and the sale contract can be handled remotely; the title is registered at the Land Office on completion, in person or by power of attorney.
Most buyers still fly in once — and we would rather you did: a viewing day with us tells you more than any brochure.
Who are you and how are you paid?
Vika Thai Company Limited is a boutique real estate agency in Phuket, working since 2013. The developer pays our fee; you pay the developer's price, less the discount we negotiate.
